    Default landlords, want your opinions new tenant in nov or dec?

    Do any of the beyond landlords have trouble finding new tenants during these months? I'm thinking it's cold and its that time of year where people are more concerned with getting Christmas presents.

    I have a tenant that wants my place till December.
    Coming from landlord perspective, I know it's a dick thing to say no you have to be out earlier or stay later but I don't want it empty especially during the holidays

    Well do they have a lease? Month to month? I'm pretty sure they would be in the driver seat no?

    Being a landlord means you're in BUSINESS, the business home renting out a property. Make your business decisions based on facts, numbers, contracts, by-law requirements, etc... Do NOT follow "what would a nice guy do" bullshit. Do NOT do favors in business.

    Are you in the process of weeding out applicants and the forerunner is this guy that wants to leave in Dec?

    What does your rental agreement say? Are you renting month to month? Or is it for a longer term? I'd maybe read that first to find out what you agreed too?

    If you tell him he has to stay longer, he will just leave anyways and stop paying you rent so whats the point?

    He has given you 2-3 months depending on when he is moving, I think that should give you enough time to find a new tenant.

    you will have no issues this year, in future? maybe... but you can be super picky right now so pick the person that will be long term

    Lets' break this down with info in hand:

    If this is a current tenant:

    Month to Month:
    There is nothing you can say about this. It's month to month, he can leave whenever with 4 weeks notices. You have no recourse.

    Set term with early termination:
    He leaves before contract term is over but still gave you a 4 weeks notice. You can charge him for time property stay vacant after he left.

    If this is a new tenant, find one til one meet your term. If you want 1 year commitment, this guy should not even be considered.
