RentFaster sample lease documents?

Does anyone happen to have a copy of RentFaster's lease templates that they could forward to me?

I'm renting my place to a couple of friends while I'm in the field, and we all agreed that we should throw together a lease. Given that I've never done this before, I wanted to start with RentFaster's templates, but I don't want to go through the hassle of making a fake listing on their site to get access to them.

Looking for something like this as well - I'm going to be renting out a room in my home, which I own. I've found various agreements online but they all seem to apply to either me renting out the entire place, while not living there or a simple roommate agreement, which again, would place me in the spot of just another roommate, not necessarily the landlord.

I'm sure there has to be something out there as I'm sure I'm not the only one who is doing this. If anybody has a template they could send me, I would really appreciate it. I have an old copy of one but I don't feel like typing out 4 or 5 pages if somebody has a template handy.

AFAIK, renting a room isn't a type of tenancy covered by the RTA, so a standard lease wouldn't really apply. However I did find this: http://pub.cplea.ca/node/261

for roommates i like the no paperwork route... since it IS your house. you should have final say since you are also living there. thats the way it is without the paperwork. so for me all the paperwork does is add extra headache for you.... in your own home, not cool

get first and last months rent, tell them the rules, if they continually piss you off, give them 30 days notice, if that makes it worse change locks and put their shit on your lawn
