    Very cool. I like that St Patrick's island especially, but my money says it turns into hobo central.

    I'd like a cost on the 3D rendering, any chance of an infographic? Just can't get around the hobo aspect, I noticed none of that was labeled in the 3D tour.

    they dont really hang out over there... used the riverwalk a lot last summer and there was waaaayyyy less hobos than you see in the beltline.... but also the beltline is more developed and there are more people to beg for change from, so if anything i guess the development will bring in more hobos?

    I was looking at Verve because it'll be central to the shopping block they have planned but it was so much plus there's a giant block that's privately owned which could block skyline view (maybe, maybe not).

    Too much of a gamble IMO.

    On a side note, it looks like the annual Calgary Hobo Hunt is on.

    As someone who is content on watching from outside, where are the homeless now congregating? I know it used to be the East Village (which made for easy counting) but now I am hearing that their migration patterns are being disrupted by powerful electromagnetism. Oh wait, that's pigeons.

    But seriously, which neighborhoods are seeing the negative fallout from East Village development?

    I looked into Verve over the weekend. It was pretty nice, but I thought the show suite seemed really small. I think the shelves and stuff they used to decorate the show suite took up a lot of room.

    330k on floor 8, and that was buying later on in building development (wanted to wait until ground was broken)

    My unit price ranged roughly 310-370 I believe from ground-top

    ~650 sqft

    Before last year I would've said, 'Wow that looks awesome, can't wait'.

    Still looks awesome and can't wait but now all I can think about when they show the CGI of all that stuff near the river is 'So what happens when there's a flood again?' lol

    East village got raped in the last flood, (obvious, since it's a flood plain) basically everything east of macleod experienced overland flooding.

    I can bet you some pricey special assessments are inevitable due to repairs or sump upgrades after these new buildings experience floods.

    lol when I went to the sales center they were telling me how there was no flooding and how they built up the edge of the river and no water came over and how there is no threat to future flooding. They said that brick warehouse building used to be much taller but they built the ground up so much that the windows are now at ground level. Just to avoid the flooding. Wish I got that guy on a voice recorder. Wonder if there is some legal recourse against making statements like that as a salesman.

    The old buildings did. All the construction sites were fine. New condo buildings don't have too much to worry about.

    1st Street SW for example is all on the flood plain. They made requirements as it redevloped to have ground floors above a certain elevation. You'll notice most new building lobbies there are a couple steps above the sidewalk. I don't think any of them flooded, just the parkades. You pump them out and clean them, and you're back in action.
