Default Interior Upgrades in New Build

Homes by Avi makes you pay their Selections Centre a certain % on the amount over the initial allowance.
Just wondering if other builders in the city have the same policy?

How much is the %? It seems kind of stupid.

Wouldn't most builders just hide any extra costs in the upgrade prices?

    25%.
I'm sure that is already happening.
From what I'm realizing right now, typical upgrades (railing, granite, fireplace, etc) are adding up $$$ like crazy.

    Agreed!
I guess its good that they're trying to appear transparent with their numbers, but I'd be curious to see if they are marking up the upgrade costs and then charging you 25% on top of that.

I thought +10% was closer to what home builders would charge you.

    Agreed!
I haven't built in a while, but I remember railing prices being absolutely retarded.

When I built with Avi, we had to pay a % of how much over our allowance when we were done, then the rest would have been added to the total amount when closing. We were not over that much so we just put it all on credit card for points.

It was not taking the amount you were over then adding X% to that.

What is the allowance you guys speak of?

Sky was the limit when I built. We got $30K in free upgrades, but that paid for fuck all when the builder marks everything up by 100%.

    LED pot lights? $80 online + $50 of wire + $100 install.

    Builder wanted $600 / pot!

I asked to avoid wasting perfectly good bulbs in the replacement process.

Needless to say, I didn't accept the upgrade.

Which ones did you go with?
