Awesome reno!
That's awesome! 4-car detached garages are a rare find as you haven't been able to build one in Calgary for some time now.
you need to build a secondary suite above the garage, let someone else pay your mortgage

Big shit popping!
I thought that you were doing a tank farm.
1050 sqft... being so close to MRU I have definitely considered it.Originally posted by jwslam

Maybe I'll let me neighbors get over the house before I start thinking about the garage.
From reading a bunch of CoC documentation on permitting earlier this year, Calgary has a bylaw limiting detached structures ("accessory buildings") to a maximum of 75m^2, which is a 3-car.Originally posted by Tik-Tok

I suppose it's theoretically possible to have a larger one approved through a development permit but I have no idea if they'd approve it. I haven't seen a new-build detached quad for a while now.In most communities, the maximum parcel coverage for all buildings on the property cannot exceed 45%. The maximum area covered by accessory buildings cannot exceed 75 square metres or the building coverage of the main residential building, whichever is the lesser.
if you sell that house in 20 years let me know
hell at that size you could make 2 seperate carriage house suitesOriginally posted by s_havinga

My dad got an approval pushed through for a ~1000sqft detached garage built around.. 08ish I think. Inner city NW. It's possible but not commonplace, that's for sure.Originally posted by BerserkerCatSplat

Impressive! I can't wait to see the final product
GO FLAMES GO!
Nice, that's good to know - although Land Use Bylaw 1P2007 came into effect in June '08, so it's possible he got that approved before the new bylaw came into effect.Originally posted by cjblair

I think big garages or accessory buildings are still possible, just require discretionary Development permits. They have to advertise and notify your neighbors who can dispute the permit if they don't like it.
You would also probably need to pour proper footings or get eng. stamped slab drawings for something bigger than standard.
From my permit experience with this place, the city is willing to relax a lot of land use bylaws, just as long as they have no reason not to.
Wow this is super awesome!! Keep us updated, the pics look great so far! (We need some garage pics!!!)
How is building a 4 car garage for a single family home different from building a 4 car garage for a duplex infill?
That is awesome man. Something you would see on TV haha love it. Update this for sure!
A few more updates: Windows cut out and "pork chops" framed in
