I used Toy Box Garage for mine and I was super happy with them. I got a quote from Calgary Garage Builder and they were a bit cheaper but everything was sub contracted out. With Toy box it was the owners/employees building my garage. The only thing what was contracted out was the concrete work and the garage door. They are pretty busy but you might be able to sneak one in before the snow flys. I am very happy with the quality of garage I got

The guy's name is Joe and his business partner is Jeff. You can reach them at 403-998-2530

Try to expand the 20x20 if you can. Unless you want to use it as an oversized single and never buy a long vehicle.

i contacted RONA for a quote and some other companies for a garage, they told me its around 24K or so..

They said concrete pad itself will cost 6 to 7 K. Thats why i thought just to go with the builder.

    Any thoughts?

Also is 20*20 is very small ? they said that's their standard. will it be very small ?

Please advise. Thanks for your help and time

As long as by standard you mean minimum. It's big enough for 2 cars and nothing else imo. If you dd you want a bit more parking space for peace of mind imo. I have a 20x20 and I leave 2 of my 3 cars out front.

Go as big as you can afford. You can never have enough garage space. I have a 21'x23' and I wish I was able to build it larger. I have a pick-up, car, quad and some tools, and it will be a very tight squeeze to get them all in there.

I would definitely try to get 22 x 22 minimum, 24 x 22 is definitely a nice bump. You'll be glad you spent the bit extra in the long run

Especially if you car about working on anything in your garage / resale. Noone rebuilds garages, people just pass on the while whole house. 5-10 G now will pay off down the road when you can list it as "oversize"

    I built a 30x22. I did everything except most electrical myself. Here's a breakdown:

Pad $6000 no pony wall. Pony wall was an extra $5000!
    Package from totem $6000
    Hardie siding $3000
    Custom doors and windows $2000
    Liftmaster 8500C x2 $1200 installed
Electrical with 20 pot lights, Cat 6e, and RG6 $2500
    Gas line $1000 with permit
    Eaves $500

Remember I did essentially everything myself except the pad!

AVI wanted $35k with nothing near the customization that I have.

You will pay someone over $10k for labor for a couples days work. I worked with a garage builder on my days off and we built 20x22 in 3 days insulated and 2 walls drywalled. I suggest you do some side work with a garage builder and learn how to do it yourself and pocket the rest! I worked with Derek from Gecko Construction and learnt a ton from him

    Hope this helps!

Holy fook. I had a pad poured with pony wall for $4500 total for 22x22. It was going to be 4k just for the pad, an extra $500 for the wall. OP, make sure you get a pony wall.

My whole garage cost me roughly 12 to 13k, 22x22 with totem package, vinyl siding, all the down spouts and 220V electrical, with full insulation, drywall and sprayed ceiling.

Some pics of my garage for reference (whatever I could find):
