Tbh I did get into the neighbourhood at a good time. The assessment value is bang on what things are selling for these days. Maybe even a bit less.

Ours stayed about the same @ $219k but it wouldnt surprise me if it jumped to $260-280k for 2016 once the reno's for the exterior are done.

Up 70k. It's actually on par with the sold prices in the neighbourhood now.

Mine went up about $60k, but it also now includes the basement which I finished in the past year.
I'm ok with the value but I don't get why they say based on value in July and physical condition on Dec 31...I added a garage between Aug-Oct... does this mean the value of the garage is included very confusing. .
Again, I don't believe they factor in improvements unless you ask for a reassessment.
If you need a permit for the improvements, I think they DO factor in to your assessment.
So if you add a garage, or develop your basement, it does increase the assessment. If you just paint or redo the siding, I don't think it does.
