    Is your basement developed? All I know is that I was looking at one of the remaining lots in your area and was astounded at the cost. Add a house on top of that and you way above what yours is assessed at.

    Jordan must have low balled it to sell quicker. lol.

    Eh, don't worry about it. If your interior design tastes are exactly what you said here, then your assessment will definitely balance itself out

    I complained the first year I was in my house, back in 2010 (someone phoned me back and we went through it). The website access and information available about my neighbor's houses seemed different then though, as I could check their sq footage and what the city deemed the build quality ('high', 'excellent') to be and other particulars. Now it seems I can just see their assessment value only.

    I was complaining that my house price was too high compared to the assessed value of my neighbors, who had a similar sq footage and he had a garage, but I didn't and so on. They knocked it down 60k or something.

    I guess if you were to complain that you just think the assessment valuation doesn't reflect july 2014 values you would have to show sales in your area of similar houses around that time and what they went for? I dunno.

    Build quality is based on a few factors including how many walls you have.

    The simple house on the left will be worth less than the complex one on the right if they have the same square footage. The one on the right will be considered excellent or luxurious where as the one on the left will be good or high based on age. It has nothing to do with what is actually in your house.

    You could have a $500K home theater in the one on the left and still have a "good" build quality.

    So, for low property taxes, build a new house like the one on the left rather than the right.

    I said it is one of the factors. I know someone who works in the assessment office who explained this to me.

    It is to determine the build quality as an input to assessment value. The view, traffic, lot size, home size, etc are other factors.

    All other things being equal, the home on the left will likely be assessed lower than the home on the right was my argument.

    The more walls you have, the more cost there is. A square box is cheaper to build that a house with a bunch of corners or angles.

    My assessment has always been on the high side, but generally fairly close.
    This round is just plain outrageous, I'll definitely be appealing.

    went up $100k for me...seriously the city just want us to pay more tax!! 2015 will be a very bad year for Calgary housing and be prepared everyone!

    NW, new build 2 years ago. +$40k this year, +$55k last year. Wtf, damn property taxes.

    Would love to hear comments from anyone who has sucessfully complaint and decreased the assessment.
