    Default Remediated Grow-Op Declaration

    Just wondering whether you have to declare that a house was once a grow-op when selling it? I'm more curious than anything else as I was poking around realtor.ca and came across one house in Edgemont that I know for a fact was a grow op a few years ago, but there is zero mention in the AD. Someone has lived there since, so I assume it was properly remediated, but who knows. Is there any requirement of disclosure?

    While Quebec, Ontario and B.C. require the disclosure of any former grow-op during a sale, Barrett would not have to tell buyers outright about the basement’s history if he were selling it as a professionally remediated, or fully-repaired home in Alberta, real estate experts say. - See more at: http://www.reincanada.com/aboutus/me....EWJRH0Ik.dpuf
    But then, even if it isn't professionally remediated, I doubt they have to advertise it in the MLS. So long as a potential buyer does know before sale.

    Also, was the house actually busted? Or do you just know it was a grow op at some point, and then they moved operations.

    Yep, cops came in and took out full grown plants. They had a whole set up in the basement.

    Once a property has been professionally remediated, it is unlikely that a material latent defect remains.
    As such, the seller and his or her listing brokerage are not required to disclose that the property was once a grow-op as long as it has been professionally remediated.
    Nothing prevents a buyer or a buyer’s representative from asking a seller’s representative if a property was once a grow-op, but the seller and seller’s representative are not required to answer. That being said, if they choose to answer – they must do so honestly."

    To my knowledge, you don't have to advertise it as such. If you are asked however, you must answer truthfully. I believe realtors should have access to the history of the house though?

    Not 100% sure on this, just what I've heard.
