    Default Realtor Lawyers

    Hi all,


    Just wondering if anyone could recommend a realtor lawyer (land transfers, etc) for a new build condo. Most of the threads seem to be pretty old and I was wondering if anyone has any updates. I called in for a quote at "Your lawyer" of 1900$ and was hoping to shop around.

    I think I paid $800-900 or so. $1900 is crazy.

    yea, sorry I should clarify this a bit, I was actually quoted 1200$, but since the build is scheduled to be completed in Aug, I get hit with Prentice's new mortgage registration price increase. 1200 becomes 1900$, Thanks Prentice!

    I just recently shopped around and the best price I could find was Gordon Mckenzie:

    I was quoted $1072 including everything (lawyer fees, regular disbursements, gst and registration of the transfer of land and mortgage). But my possession date is in late May so it's before the new fees take place.

    I doubt you'll be able to find anything in the $1100-1200 range for a July possession date... no way around those fee increases as far as i know

    I used McKenzie for my last transaction, and honestly, they seemed a little scatterbrained. Although part of that may have been the mortgage, which seemed to have bank related paperwork issues as well.

    The transaction did get done on time, so I suppose that's what really counts.

    Ask the builder if you can use their lawyer, they usually offer this service free of charge.

    Hiring a lawyer to do the paperwork is a waist of money if the builder already provides one.

    i've been using clark & clark... mostly cause that is Jordan's in house guy.

    I thought ~$1,500 was the standard going rate these days. If you can find $800 that's a steal

    $800-850 is the range I have been quoted by several places. But quotes don't tend to include land titles, disbursements, or tax. That tends to bump the numbers to the $1100-1400 range.

    just got my bill from clark&clark (selling side though, so its always cheaper than buying side) $795+$225 est. for disbursements+gst

    We used Mackay Real Property Law and I'd say the overall experience wasn't so bad. They emailed us about updates fairly quick and lady working in the office was super nice. Only issue we had with them is that they got our unit number wrong twice when updating some paperwork. But a simple email back fixed that problem.

    Still curious to see if anyone is cheaper than Mckenzie ($1072 all in, after tax for a Buy)
