Hardwood Floor Refinish- Who to use?, how much to pay?

I am looking to get my floors refinished in both the house I am selling and the house we are currently renovating. So, who have you used? Were they good or bad? How much did you pay /sqft? Last time I used Lakeview Floors and it was $3 or $3.5 / sqft that was a few years ago but now they are quoting $5.50 which seems crazy.

Any input is appreciated.

Rent the equipment and do it all yourself. I did this a decade ago.

I used this guy at my old house, the floors were trashed and needed some new pieces feathered in, he did a great job charged what he quoted and did it in a timely manner!

I also used bull tough based on Busters reno thread. my experience was OK, not great as Busters. Their price was slightly higher than some other quotes but not unreasonable.

I will say though, the stain they apply is tough. We have had a few dents put in the new floors and nothing has scratch through the finish yet.

Expect to pay between $3.50 and $4.50 / sqft.
