Property Management for Condo

I'm not in Calgary but I went with a place that was recommended by an investor, my realtor, and a retire prop manager, so I figured if they were the first recommendation from 3 different people they should be good, and so far they've been pretty on the ball and easy to deal with.

Basically it's 10% a month they get (standard). They didn't charge upfront for anything with the first tenant. They've waived all fees so far with repairs although it's in our contract they get 10% for having to mAnage that stuff {we had about 9g in repairs so far so that's been pretty awesome of them), and we have one guy who is the only guy we deal with there.

I'd be expecting the similar treatment from anyone else now, or would continue shopping. Btw my property is in bc where there rental market is booming too.

If you have a property management company managing your condo/home rental, are they checking in on the condition of the property and are they responsible for this, or if the unit gets trashed, they hold no liability/responsibility. Is their scope of work, only to find tenants and collect rent?
