    Default Residential property mgmt companies in Calgary?

    Looking to see if anyone has had experience with any property management companies in Calgary and has some advice/recommendations.

    Looking to sell a townhouse, but due to the current market conditions I am not getting the price that I am wanting (a lot lower). While the market takes it's time to pick up I thought I would look at a property management company that can help rent the place out.

    Does the management company find the renters and take liability if the renters cause damage?

    Do they take a flat fee or a percentage of the rent? (Is it ok if the place is only partially furnished, ie no bedroom furniture, or should I have that).

    How is the rent they get, is it fairly competitive?

    Any other advice/tips/tricks for dealing with them?

    They usually charge up to 50% of monthly rent for a lease signing.
    - $1500 rent, they will take up to $750 for locking down a tenant.

    After that they charge up to 10% of monthly rent for collecting your rent and handling the associated duties
    - $1500 rent, they will deduct up to $150

    Rent generally deposited around the 10th of the month.

    There are no guarantees ever. We are talking about dealing with people. Most are great but it only takes a couple bad tenants to make you hate them.

    With that said, the fees add up fast so most simply take care of it on their own. Good luck.

    I've been happy with Emerald property management. Fees are a little cheaper but in line with what Max Boost posted.

    After discussing price with me, they went and found then screened the tenants for me. Been using them 2 years without any hassles so far.

    Thanks for the replies! Ended up getting a proper offer and just cleared conditions, so doesn't look like I will need the management companies.

    is the 50% maximum mandated by alberta? i can't seem to find actual written documentation that states that amount for lease signing.

    how much have you guys paid your property manager for locking down a tenant?

    Mountain Park charges $600 on tenant signing, 10% of rent.

    Don't think it's mandated but it's what most places charge.

    I generally look after it myself but after a few boom bust cycles I simply don't wanna deal with it anymore. Things are quite straightforward. Good luck.
