    Default Livingston (New North Community)

    Looks like a new community is being built on Centre St just north of Stoney Tr. Anyone know more about this? It looks like they might be paving 144th Ave which is nice to connect with part of Evanston since who knows how long the 14st bridge will take, but it doesn't look like they're twinning Centre St...so it makes me wonder how the hell people will get in and out of there?

    Their website has a map that I can't read because it's tiny:

    Brookfield is the developer, they will have multiple home builders working in Livingston.

    I thought Nenshi was putting a stop to the rapid advancement of these huge suburbs, but I guess this is another one that snuck in before he came on the scene. Another one is the new area that will be developed north of 144th between Simons Valley blvd & Shag.

    Keystone Hills was the original development of the area. They have broken it down into two communities so far. Carrington (Mattamy) and Livingston (Brookfield). Carrington broke ground late last year and Livingston just broke ground in June.

    Originally Genstar was linked up with Brookfield in the Keystone planning but now I see Carrington listed on Genstars website. Maybe a switch in partners.

    Brookfield Residential also builds homes themselves as well, mostly starter homes, although they did buy Albi Homes almost a year ago, so the higher end homes are built by them as well.

    I have heard good things about their homes, but never had one so can't comment.

    This is the first community from Nenshi's tenure to be approved as a high density suburb. There's going to be a lot of high density condos and commercial developments there. The idea (or dream) is that the residents doesn't need to travel out of there, the community is walkable so that residents can work and shop "locally", hence no need for large scale traffic planning. The city calls it a complete community, and that's basically how all new suburbs will be designed.

    Sounds kind of like what's been happening up here in Airdrie. Can say with certainty that it doesn't work.

    I hope they're bright enough to design more than two ways out of the community onto collector roads.

    Even that obese shitface dimly realizes that you have to expand the city to keep housing somewhat affordable.

    Doesn't sound all that different from the other new-ish NW communities - Panorama, Evanston, Sage Hill, Nolan hill...

    Large US metropolitan areas have proven this doesn't work. Their communities and even their tax base is designed around this concept, where property tax primarily goes back towards the communities which are actual cities in itself with their own mayor. In the end, Americans tolerate 1-2 hour one way commutes to work on a daily basis. Most of my early and late meetings with Americans are on calls with them driving or on transit.

    Those communities are still mostly SFH. IIRC, the ASP has <25% of the land zoned for SFH. ASP here:

    The part of Livingston that Brookfield is developing is east of Centre Street (although I believe they also own lands north of 144 Avenue west of Centre Street), so it will not be contributing to infrastructure west of Centre Street. However, I believe 144 Avenue is being done by Mattamy and Genstar as they need two ways to get in and out of their community. Centre Street will be widened by the developers as well but likely not from day 1. The two lane road currently has some capacity for additional traffic. The real pinch point will be the bridge over Stoney Trail. I don't think people will have problems getting in and out of the new communities... at least not to the degree that they had with Evanston.

    Yup. Hope everyone likes living in 500-600 ft2 apartments with 0.75 parking stalls per unit!
