In my opinion, there is value in OP doing this, but its not a quick buy/sell. The value of this purchase is the location. If he holds onto it for a decade +, it will appreciate quite nicely.

Unfortunately, I see it as a long term investment as well. But since it's a condo, special assessment will take away any potential cap gain but that time.

I would rather buy a 1960's bungalow in Brentwood for $500K than a condo like that.

I don't disagree. Just saying that people are missing the long term view.

But in regards to special assessment, that should be covered by the condo fund Pays to be part of the board and do your due diligence.
