    Default Basement development

    Hi, just wondering if anyone has recommendations on who to use for a basement development? Secondly, does it add any value to resale /recoup in the future if we were to sell?

    Used Cobalt Developments several years ago and was 100% satisfied. If you search "cobalt" you'll find a thread with several opinions. Cobalt advertises "any basement in eight weeks" and that was a large part of why we chose them. Even iwth major changes mid-way through the process they got ours done under eight weeks, and would have been around six if we had stuck to the original plan.

    As for adding value, I don't think you'd make back what you spend, so it only makes sense if you need the space developed. Others on beyond have a different opinion of the economics, but that's my gut feel. I haven't sold this place, so it's hard for me to know.

    I give basement tours to beyonders if you are interested.

    Probably a lot easier to recoup costs if you save on labour and DIY.

    I think it also depends how you do the basement and what people in the area look for... i.e. if you need 3 bedrooms it probably doesn't fly well with people buying in the Hamptons. Similarly, putting in a home theatre and a full wet bar in a Whitehorn house won't sell well either.
