    Default Kamloops Renovation

    So since the big win I've been traveling my face off banking 50,000+ miles in the sky only to start missing the work life which resulted in this massive project undertaking.

    We both really didn't want to work for anyone on top of watching way to much HGTV resulted in heading to kamloops to test the flipping market. This was a full inside / outside renovation consisting of new Hardie siding, new roof, full gut with brand new everything. The only thing we left in this house was parts of the drywall, hot water tank and furnace.

    This took 4 months ( mainly because we had 4 vacations planned before we bought this house ) ideally we wanted it done in 3 months but Kamloops had a nack for fucking us. We did 90% of the work ourselves - the things we did contract out was the siding, roof and counter tops. Everything else was very manageable with the help of how to's and YouTube.

    After all of this I can say I like doing this and I will probably do another.

    Only downfall is it's hard to get a personal mortgage because I'm self employed now.

    Night and day difference, great work! After all is said and done, how much do you expect to put in the bank after a big flip like this?

    Well we went HARD over budget but last night, after being listed for 2 days, we got a full price offer which will put a hair under $40,000 after all bills, commissions and legal costs are paid.

    God no. We drove an hour each day to our lake property.

    I've also come to realize that these shows on TV only can go so fast is because of all the cheap Mexican labor they have.

    Also, given your profit, if you had hired a GC, would it be fair to say that the project would be in the red? I've always wondered if there is money in flips, but unlike you, I've got a 9-5'er.

    Yes, we will be doing another project - just half the size on the next one.

    No, got had quotes from the original buyers to JUST renovate the master ensuite and that alone was $19,000....we did the whole house. I would imagine a GC would have been $80,000 - $150,000 in Kamloops ( they are all far to busy for common folk )
