    Default Garage Floor has sunk a little. Looking for info.

    The garage pad in my rental property has sunk a little, basically an inch to inch and a half so in winter, the run-off from thawing vehicles all pools into the one corner. Looking to get this fixed and have seen places where they drill a hole in the concrete and inject foam of some sort underneath to lift the floor.

    It was like this when I bought the house 9 years ago and it hasn't been worsening btw so I don't think there's additional issues, but will see.

    Has anyone ever had this done before? Any recommendations? And how much if you don't mind me asking.

    Mudjacking is what its called.


    I got quoted $1200-2000 when I got quotes done for my driveway front attached home. Double garage but I haven't got it done yet. Both neighbors have and its holding up well

    Great, thx for this info, much appreciated.

    Have to admit that’s more than I expected in terms of cost, but makes sense.

    How long ago did your neighbors have theirs jacked up and how bad was the sinking? I checked out the rental yesterday in my way home and it’s really only about half and inch for sinkage. Nothing the tenant or myself can’t live with, but the problem is a small pool in that once corner in winter which is more a nuisance than anything else.

    I need my garage pad done too.

    It seems I should have had 6 piles installed but only one for sure shows. Either they sank or the builder screwed up years ago.

    Avoid specialized garage. Their quotes were super high and they didn’t even get back to me after coming to see my place. Lol wtf.

    Neighbor on left has had his at least 5 years as I've lived there 5 years and it was already done when I bought my place. And his looks great, hasn't sunk.

    Neighbor on right, same deal at least 5 years, but his has already sunk so doesn't look like it was done by same people


    Mines sunk a bunch, I just made some ramps with 2x4's. Next person who buys my house can pay for mudjacking :P. My area in the past used to be swampland from what I was told.

    I think it has more to do with what's under your concrete, then with who does the mudjacking. It's a pretty simple process.

    There are two ways to lift concrete. Mud jacking and Poly jacking. Poly Jacking is done with polyurethane foam injected via 5/8" holes weight is between 2-4lb per cuft of foam. Mud jacking is done with a clay mix that weighs 100lb+ per cuft of material and needs a 1-5/8" hole. Poly Jacking is a little more expensive but with Mud jacking you have a much higher chance of needing to re lift as your putting a heavy material in when the base has already sunk.
