    Default Newly built home owner, garage question regarding drainage

    So this is my first winter in my new home that was just built. Last night was the first night I pulled into the garage with the car having ice build up in the wheel wells. The snow melted and rather than drain out the front of the garage onto the drive way, I have quite a bit of pooling.

    Should the garage pad not be sloped for all run off to exit the garage? Is this something I should bring up with my builder or am I up shit creek and should just accept it? Wanting to ask you guys so I can manage my expectations with my builder if I reach out to them.

    Typically the garage will slope 3-4" from the front to the large garage door, it should show if a slope is required on the house cross section of the plans if you still have them.

    Last 3 drive ways have been almost perfectly level. I keep a shop broom and a square trowel in the garage for dirt and snow clean up.

    Buy a floor squeegee and next house put a drain in your garage. Builder isn't going to do anything about this.

    Hmm is it possible to add a floor sealant and try to make the grade using that?

    If the homebuilder won't do anything and you find the slope of the garage is fine but just a bit of pooling from cement settling (happens quite a bit)
    Then use this stuff, if you don't have the tools try and find like a foot long 2x4 and level with the side of it.

    The stuff is pretty fool proof to use, just try your best to make sure the area you are using it dry before hand and give it time to settle before driving on it etc.

    I tried to get them to put in a garage drain and Jayman said its not an option they offer.

    Had the same answer with Albi. They would only allow a line drain along the outside of the garage door which I found kinda pointless.

    Calbridge does floor drains. $3500 for a single round one in the middle of The garage and $9000 for a line drain along the inside along the door. Ridiculous pricing IMO.

    I think mine was around the same price as Roopi's. We built with with Morrison in 2013.

    Every house I’ve lived in has had a near dead level garage pad. I didn’t know some were sloped. Would be a pain in the ass building shelves!

    When it's cold enough outside, it's just going to form an ice dam at the door anyway. I usually just try to sweep the water out without building an ice rink outside the best I can.

    That looks like they might have run short on concrete and left a dip. Pretty easy to check if you run a string line from the front wall to front of the slab.

    My old Jayman home did this, same with my attached garage now from Shane. Thought it was normal and intentional, you wouldn't want it leak out and freeze to ice right? I just use my janitor broom to push it out and to the sides off the driveway. I wondered about drainage holes, wouldn't that let in cold air into your garage???

    I've been sweeping. It out and as soon as it hits my driveway it freezes so now I have a delightful skating rink on half my driveway
