    Default Newish Condo Drywall Cracking

    Hey everyone,

    I have a newish condo (~2) years old, and it has slowly had a crack spreading along the middle of one of my walls, as well as part of the ceiling above the crack has split and the ceiling portion has lifted up.

    The Crack is about halfway down my walls (~5ft) and then about a foot of ceiling is damaged.

    Do I have any recourse with new home warranty due to structural settling? Am I SOL? Has anyone else dealt with this before?

    Any tips or advice is appreciated

    What does your new home warranty stipulate?

    I haven't looked at mine lately so I don't know. Have you tried giving the builder a call? I've been in my unit for over a year, and the builder of my condo is quite responsive even though it was a cheap one.

    might want to investigate it more, may be a structural issue?

    Yea my builder already said my one year warranty is over, now I have to contact the national home warranty. Or just pay someone to fix the ceiling i guess.... wonder how much that would cost

    It's the condos job to look at structural issues not yours. Overall every house or condo will have some cracks in the dry wall. This happens and shouldnt be a concern.

    I'm curious when you say the wall is lifting. That may take it past just a crack. Can you share any photos? If you think its really bad have you shared with your property manager?

    A few things to remember. Drywall and inwards is an owner responsibility. If there are issues behind the wall other then natural settling causing the cracks then thats a condo board responsibility.

    Also the new home warranty changed a couple years back to include a minimum 2 year warranty for everything. You should verify where your condo fell during the change in warranties. The newer warranty extended structural issues to 10 years for example.

    I am seeing 1 year for most stuff, 2 year for distribution systems. http://www.homewarranty.alberta.ca/
