    My lord.

    Listing agent looks like an engineer who bounced back from the recession and became a realtor? Someone needs to tell him that the pdf copy of his apegga application is public on his server and indexed by Google. Lots of personal info on it.

    Believe it or not, that staging has to be a good five times better than the ad for our house when we bought it. They didn't even clean the house, and there were random people in the photos. They didn't bother to take photos of unimportant areas, such as the master bedroom, or the kitchen. It was so comically bad I have the realtor.ca page saved for posterity.

    That's nothing. At least you can see the house.

    When my mom was selling her house, my dad's idiot realtor friend uploaded photos that were completely out of focus, had part of his thumb in a few of them, and took photos of rooms while they were cluttered with moving boxes. When I saw them, I got pissed off and retook and edited photos of the whole house myself. He never even bothered to use them.

    It goes to show how much pride people put into their work nowadays.

    House actually doesn't look that bad either once you've compensated for the 15 year old camera with the zoom stuck on, random people in the pictures, and crappy angles.

    but looking at my walkthrough inspection photos I take wiht my cell phone every time we sign a tenant to document condition......... they're actually better then this... and there not meant to sell the place...

    We looked at countless houses like that. Similar to people who list their car and cant be bothered to clean it. IMO shows pride in ownership.

    Our last home, that we sold this summer looked like show home in the pictures. Aside from being tidy and half ass staged the rest was the photographer. Pays to have the proper realtor, we sold in 7/8 days and it looked better than anything in the price range in our area.

    The whole bad photos thing never fails to amaze me, I don't think people realize how cheap good Real Estate photos are, and it makes an enormous difference. I also don't know if it's just a realtor trying to save a few bucks or the sellers not having a clue, but it's shockingly common. For what they cost (around 1% of an average commission), *every* listing should have professional photos, and yet I doubt its even half.

    Personally I wish more listings would include a layout drawing which seems to be like 5% unless it's a new build.
