    Assessed value has no real coloration to actual market value, I wouldn’t worry about it. Get your realtor to put together some comparable recent sales in the area and use those to determine an offer that you would feel comfortable with.

    Worst case is they ignore your offer... then you come back with a more realistic one after

    Too many variables.

    Check recent sale prices in the area for similar houses sold for. The problem is historical data is kinda weird right now because we are only 1 month in the new mortgage rule and sales are hotter than normal in Nov/Dec to beat the deadline. So I would only believe in Jan numbers.

    End of the day, the fact that everybody is lowballing right now should give you indication when you will be lowballed when ready to sell it. So basically how you lowball is how much of a hassle is worth it to you.

    And you can't just base on price alone. $480K in the SW will be a steal. But $480K in the NE would be at least $50K overpriced. It's all about the location.

    Maybe there's some nice hotties that like showing off. Condos often have young couples.

    Which community are you looking into?

    In Skyview there were a couple of houses facing east to empty land but then all of a sudden construction for condos started on those land. Fast forward couple of months later, few of those houses went on sale.

    Driving through those houses you can see that now instead of having a view, all they are seeing now are buildings.
