    Collingwood is a great area

    This agent was involved in the Priddis auction a few years back, they told the media the home appraised at 3.5m, and there is no reserve...went for 1,770,000 at auction...Its currently listed for 1.9m and wont sell as 1.770 was to high to begin with (also the same agent who listed the home in pump hill for 8m, then relisted for 12m)

    The subject property was listed last year at 3.2m......didn't sell, so hes adjusted to 3,888?

    The most expensive home ever to sell, in the absolute peak of the market in Collingwood was this one at 2.8

    My guess is the home will sell for 2m, the media will have a hayday with this about how the market hasn't recovered....when in fact its all the home is worth

    When selling by unreserved auction I'd hope the realtor gets a reduced commission

    Another one that sold recently in Charleswood that shocked me was this one: https://www.zolo.ca/calgary-real-est...road-northwest

    This is maybe 5 minutes from the subject house, not a new build, fully renovated with an addition for ~1.1 million ish. Un-renovated it sold for under $500k if I recall correctly. Jordan can confirm those numbers.

    Not sure if posted in this thread but a link to a photo album of this 86 Clarendon Road home. Definitely overpriced for the area but never the less, quite a bit of attention to detail appears to have gone into this home.

    Not surprised with this one. I could see auctions bring a useful way to sell property but this place isn't right for the market.

    I love that area, but the owners overbuilt and are paying for it now.

    So hung out with the realtor tonight... he was pissed. Opening bids were as expected and the owner still pulled the plug. Still had to pay the auction house $40k though!

    The $3.88m is also breakeven apparently...
