    Default Parks of Harvest Hills

    Any thoughts on the area? Lots went on sale last week, looks like many of them are still available, especially the wide/expensive ones. The pond lots seem to be gone - map is on their website.

    I don't like that they built in front of houses that were backing onto the golf course. Seems a little rude to me, but I guess $$ trumps politeness.

    I'm toying with the idea of trying to get something in the first phase as I'm sure some of the less expensive lots will become available once people bail, but it seems pretty pricey for Harvest Hills. Plus, the train concerns me - anyone currently living in that area who can share how bad the noise from the train is, especially at night?

    Had a friend used to live there but sick of the noise and upgraded to Chestermere. But again, he move almost 4 years ago and I have not found anything recently about reducing noise by CP.

    EDIT: More Google fu, more up to date 2016 info.

    Residents of Harvest Hills raised concerns about the increased use of the adjacent rail siding both
    for noise, and as a dangerous goods siding dating back to at least 2013. CP Rail said the rail lines
    were there long before the community was built and the noise is the result of normal 24/7
    operations. Although not technically a “rail yard”, shunting and temporary storage of many
    hazardous and potentially fatal chemicals on a dangerous goods siding only 87m away from the
    proposed new residences is not ideal, especially in the wake of Lac Mégantic and Bonnybrook; 90%
    of America’s chlorine moves through there, and it is a concern that the City is considering putting the
    safety of multi-family developments at risk; even the Mayor has stated that regulations should be in
    place to mitigate this risk

    Sounds like City doesn't care because of extra tax revenues and CP doesn't care because they are there before anyone else.

    So I hope you like trains.

    IMO, you buy there because you have to, not because you want to. Being near the airport AND train yard, it's quite noisy. But being near the airport, it may attract immigrants and AirBnb investors.

    You know what would work there to mitigate noise concerns...

    I'm surprised the people living there already haven't found a way to curb train noise. I read the posts above on google too but most of them are several years ago. Seems like throwing a train into the mix might make it a no-go. I'm still a little curious as to how they value a regular family home in that area to be $594k minimum on a tiny lot. I know it has schools and transit, but that just seems like overkill. I guess if people pay it then good on them for making the $$.

    Because it backs onto a golf course. Oh wait...

    Yea I have zero understanding of the valuation either as there are still many detached SFH in the area going for $400's.

    I lived in 1st phase Harvest Hills, 1 block in from the main entrance by the golf course, for 24 years. Train never bothered me and in the summers I slept with the windows open. Didn't really noticed the planes either.

    My bet is there is going to be a lot of Chinese buying in, they are already buying up a lot of the homes in Harvest Hills that go on sale.

    Bump. Went to see the show homes recently and seems like they are doing $40k discounts on the Phase 1 lots. Looks like you can get into a decent sized SFH detached with attached garage for ~$600k
