    Default Attached garage or detached?

    I’m curious what Beyond would prefer for a garage?

    Detached 3 car garage or an attached oversized double garage?

    Lot size creates limitations. So an attached 3 car is also possible but would mean a smaller home.

    3000 sqft home with 3 car detached
    2800 sqft home with 2 car attached
    Or 2600 sqft home with 3 car attached.

    Just for clarity, cost of home would be same price for each option.

    2600 with three car for me out of those options. Even closer to 2000 with a 4 car would be better for my use case.

    2400 sqft 2 car attached, 3 car detached.

    So in reality, it's 1 useful attached parking, plus some storage, and 1 useful detached parking, plus shop area.

    You edited after I voted. Now I want the smaller house. the fuck am I going to do with 3000 square feet, that's too much for me. If the 3 car attached is a REAR attached I guess I'll go for that. Hate front drive houses.

    no way my wife would do detached.

    2600 vs 2800 isnt much diff imo. I would value the extra spot over 200sq/ft

    Im impartial to attached or detached, in this scenario larger home and bigger garage is a no brainer.

    Always go with square footage for future proofing.

    People never realize that 200-400sqft reduction in house footprint is actually almost DOUBLE because of the additional room mostly or totally comes from main floor area. This also results in basement!

    I would look into a Tandem attached. 22' wide, with a deep high tandem bay. Do a lift there. If it's possible do a 24' wide, but with 22' its a good trade off for space and allowing the home to be all it can be.

    You can do a lot with elevation, go maximum height with 5-6 steps up to entrance and this will allow a 11-12' garage height. Ensure maximum storage around the perimeter of the double portion so nothing is on the floor, and go lift in the tandem side with plenty of height.

    If I’m choosing a neighborhood I’d rather a detached / laneway one as I like the curb appeal of not having front driveways and always having free space out front for guests. But in places like Mount Royal where it’s all infills and lots of subdivided lots I’d rather just have an attached garage and driveway as it’s a pain visiting friends there and finding parking.

    Layout wise I’d prefer having a weird setup that’s a double wide garage but one bay is tandem deep. Gives a huge space up front for a workshop, bikes, other toys, etc. then two nice spots for cars. However for building a house for value I’d do square footage over garage and just do the triple detached with a bigger house as it’ll certainly fetch more.

    You would need a massive lot for that. Depending of course on how big your home is.
    45% lot coverage is the max.
