see if you can try and set up a sublet to take on the remaining of the lease. the tenant board will not take kindly if she rejects the sublet, so make sure you document it. if someone takes over, you're golden and get out. the only hard part is getting you damage deposit back, which is always a risk.

if you don't want to screw someone else over on a sublease, since she's such a bad landlord. just end up leaving and risk going to tenant board where she may claim lost rent. in this market she'll probably only get 1-2 months from you. may be worth the risk if you have a long lease.
She gave 90 days termination notice on June 1st so I don't see any scenario where she could go after him for more than 2 months rent anyways since he would've had to have been out at the end of August anyways.

Lease some bare land... buy a used rv/trailer. Have your own space. No pet issues, should be easy to find someone willing to lease you a little land out in the same area... or tiny house in the future?

Look around, this is definitely feasible. One of my wife's co-workers does this.

Just a septic/leach field is what 40k +/-? So even bare land has a major cost associated...

I'd love to know of one, but I'd never heard of it, and can see some major costs for black/grey disposal costs...

Just buy a box van, gut it, put some beds in it and live for free. No problem.

Composting toilet, grey and fresh water on a trailer... dump and refill as needed

Or drop a septic tank down, ~$200 every couple months to pump. If you are leasing bare land, a non-permited leach field can be built for less than $1000 that technically meets code, lots of summer cottages use setups like that. Since you are temporary, its as simple as digging it up before you leave, and grey water is exactly that, grey water, it doesn't hurt anything. Its amazing what you can get away with in the boonies, especially if the land owner and/or county doesn't care.

But really, in the current rental market, a cheap, new condo with a/c and all the modern amenities 2br/2bath one expects is $1200-$1300/month including most of the utilities. You won't get much cheaper than that for living expenses.

You really don't want to live in a van, trailer, or whatever in the winter. Even living out of a trailer with multiple pullouts in a 40x50 insulated shop sucked.

I'm thinking more along the lines of a campground. Many offer year round stay.

actually did lease out my land out by rocky mountain house. I had a power with 50 amp service on a 8 acre parcel. Guy worked the patch and paid me 375/MTH plus utilities to park his 34ft 5th wheel. There was a old mobile home on the property so septic and well was already in place. Worked out well for the both of us and It was nice to know someone was out there as my holiday trailer was parked there year round as well.

The ones around this area, aren't cheaper... My buddy lives at one on the outskirts of Okotoks and he's 750/month about 400$ in electricity per month (metered, and about double spot rate) sewer and water are turned off Thanksgiving to march something.

Dunno, I'd do a tiny home in a second but MD of foothills isn't accomodating.

Just have to build it on wheels... it’s whatever the vin originally was... build on a gooseneck... well it’s a trailer... what’s the bylaw on parking that? Build on an rv base... might be an issue.

I’d see what that guy is thinking that I posted the link to... would have shop space to sublease or do some more cnc work with, whatever

Red coated horse fuc........ Anyway... Yeah they came back with its a civil matter because she claimed she was in my suite to access the electrical panel. Even though video shows she didn't enter that room.

Pet friendly, 2br in my price range preferably without switching son's schools - is challenging. Worse with a bad landlord reference now
    Here’s a tid-bit of advice.

Your now crazy landlord has been replaced by a good friend of your who is now your “landlord”

It’s pretty simple to get around fact checking...

who was I in a past life to deserve this shit?

So because I want the fuck out asap, and they offered July rent back +500 to gtfo, I said 3k cash in hand and I'll be gone in 10 days. Agreed to 7, then they started with better be spotless etc, I said spotless takes 10, can't have spotless from what I moved into as a mess - and fast.

Suddenly offers gone. They started getting nasty saying I was an extortionist etc.

I think they decided they were keeping my DD in spite of not having a move in walkthrough.

Told them just now, that section 15 says 90 day doesn't apply to leases.

    And now the threats start...

What's a reasonable incentive to demand to gtfo now, clearly it must increase over yesterday's.

    Anyone up for a party?

They have zero grounds to withhold any DD without a walk-in inspection report signed by you. That's an easy win albeit extra work that shouldn't be necessary.

They have zero grounds to hold a DD regardless. If you broke something they have to take you to small claims to get any money.
It also worka the opposite way. If they hold your DD you have to take them to small claims to get t back.
