    Every multifamily condo development in this city is built by a numbered company.

    Seems pretty smart by the "main" company to organize thier affairs and have essentially zero liability longer term.

    This isn’t just limited to multi res... separate corps for land vs construction in the burbs is a fun one too when things go south. Bill the limited homes that took possession with an HOA fee to cover the costs of holding the land

    Really sucks as a contractor too when dealing with these companies as well.

    There are a few buildings in Calgary in major trouble right now based on the lawsuits I have going right now... (obviously can't mention)

    Their special assessment in the 24k range being the highest isnt that bad. It sucks but not unexpected in a 10 yr old building. Curious how their statute of limitations will come into play for the buildings.

    Interestingly enough the article makes it seem like there is no liability for the builder. Their wouldnt be a lawsuit if that was the case.

    I know a lawyer my one board was going to hire mentioned when one builder gets sued they counter sue every trade that worked on the project just to bog down the condo boards with more expenses in the hope's they stop the law suit.

    I understand why they would do this.

    But why wouldn't big multinationals with liability issues (Exxon, BP, SNC Lavelin) do the same thing?

    And if those companies aren't allowed to do that, then clearly home builders shouldn't either. Its ridiculous that a company can protect itself from shoddy work by setting up essentially shell companies.

    If you buy into a condo understanding the risks then an assessment wouldnt be unexpected. They happen. Also just because an assessment is done doesnt mean that was the only solution to the problem. For example a board can choose to assess for the repair even though there is enough in the reserve fund to cover the costs.

    It sucks.. but does anyone buy a condo expecting things to be perfect?

    Nothing wrong with numbered companies, the issue is the people behind them. There needs to be tighter regulations in place so these people can’t get away with fucking people over so they can line their pocket books and drive their Lambos.

    Now we have a shit economy but same effect. Builders running out of money, using cheap material and cheap labour to squeeze every cent out of their over priced lots to build townhomes and infills.

    I wouldn’t touch 95% of the garbage being built these days

    I don't think the building is that old. My inlaws live there, believe it is only ~4yrs old.
