    Default will the construction of stoney impact the house values in valley ridge/crestmont

    anyone lives in valley ridge?
    drove by yesterday and its warzone..
    cant imagine the houses right next to the highway...its so close that you can throw a tennis ball and it can reach the road
    is this going to impact house values?
    thoughts?

    As resident of Hamptons, houses next to Stoney while won't be my 1st choice, had not lowered in value much since most of these are also backed to green space.

    But the noise is not ideal. The noise from Stoney echoes up the hill that most houses by the club house can hear it.

    IMHO, buy as far away from ring road as possible if you are sensitive to noise.

    I love the sound coming from the ring road. I only hear good exhaust noise. Sweet sounds in the summer, exhaust pops and burbles. I'm the exception I'm sure haha. I mean I would not chose to live in a house that hears every car clearly, but I live close but well below stoney that I only hear really loud stuff, and typically it's the cool sounding cars and bikes.

    With that said, I would never live far from the ring road. The convenience is great.

    It doesn't matter where you live, there's road noise from some major thoroughfare nearby.

    What I dont understand is why is the Stoney Trail construction occuring west of crestmont. Are they expanding the lanes on highway 1?

    My guess is long term prep to have hwy 1 at ~6 lanes (maybe dedicated offramp lanes at the bridges) out to cochrane.

    Yes there's significant upgrades to the trans Canada a long way west of the stoney interchange at least all the way to the city limits. It's all related to the stoney project, but goes a long way west.

    Crestmont is going to be more desirable after all this, not less. It was always close to the highway, but will have better access everywhere when this is comolete

    So is Valley Ridge, the exit was a total shit show even with the traffic circle.

    Looks like we only have to wait 5 more weeks until the ring road from sarcee through to anderson will be open. The sooner they can divert traffic from Glenmore the better.
