    It’s enough square footage plus interior finishings plus lot that it would be hard for it to be worth less.

    $3MM doesn’t buy you that much anymore haha, inflation fucks all

    I doubt you could build it from scratch for that much.

    Yeah, I find the exterior to be what I would call "drab" to buy outside of that, I think it's still a winner.

    3M gets you a basic Aspen starter home out here in the Lower Mainland. Thats a great house/lot for 3M. Would live in it.
