    Just saw that now... Interesting.

    I guess sellers in that range need to get creative... Though, Honest Door says the seller bought it early in 2022 for $2.8, so that's probably a factor.

    I wonder if it's just the seller letting a buyer assume their existing (lower rate) mortgage, or if they're actually extending the financing themselves, which they could afford to subsidize the rate with their 'equity'...

    Agreed. Thorncliffe is nice near Egerts park; the further away you get from there, the more trashy it gets.

    It would also save them a huge mortgage penalty too if they signed a 5 year fixed rate. That's a huge markup for a year though. Must be nice gaining a 1.2 mill.

    Yep pretty much anything East of 4th other than a few streets between 4th and Centre is meh. Even the first 1-2 streets West of 4th are pretty scummy currently. I like having access to Egerts and Nose Hill really quickly.

    early 2022 rates were low.... the penalty to break it will be low as well. if anything.

    thanks for the input guys. I was going to ask Jordan to see if he would show me it but I will pass. I gotta make sure that the next home has room for 3 or 4 cars and is in a decent area as my current hood has been pissing me off lately lol
