    Ok so my $500k to make it liveable was perhaps hyperbole - $500k would make it more than liveable, it would make it pretty nice but not crazy nice. You're right though, it's gone up a lot since last yr. The couple of places that sold for ~1.2 last year are selling for ~1.4 this year. There was one on the north side of hwy 1 that sold for 1.175 last year, got basically a coat of paint and a bathroom reno and just sold for 1.408 after 6 days on the market. Hawt market is hawt.

    It had a lot of potential for sure. Very cool place in an ideal location, backing onto a ravine so no one will ever build in your view. Mountain view from the walkout basement and main floor is beautiful.

    I didnt want to straight call BS because i know you know this industry so i was trying to put it as polite as possible lol I also agree that even with 500k it wont be crazy nice but after seeing the acreage listings everyones posting is it possible to get crazy nice under 2m?

    No need to be nice, it's the internet, not the place for serious business.

    And it depends on a person's definition of crazy nice, but in short, no I don't believe you can get that for under $2mm.

    edit: You can't even get crazy nice in the city for <$2mm these days

    I think my favorite community out there is Heritage Woods... doesnt give the view that these places do, but same large lots, but a more privacy with heavily treed lots. And slightly closer to amenities.


    Not my style (or prce range), but there is one listed that has a nice garage setup.

    I remember seeing this place listed and was curious... You can still view the photos through zolo (need to submit your email and click the confirmation link) - https://www.zolo.ca/rural-rocky-view...-creek-estates

    Edit - Interesting. According to the zolo link, the place sold in Aug '22 for $1.15, then was listed again in Sept for $1.25 and then "removed" in November.

    Jeez, being that this is an acreage, you would figure they could have moved the doors for the shop on the side. Or better yet, located the further shop behind the house so you weren't driving up to a wall of doors.

    Oh I like each and every one of those doors. But like MrSingh said, I would've thought there would be multiple ways to make it look .... less industrial ... on initial approach.

    Interesting. The Canyon Meadows one (Second link) has been posted earlier in the thread, pre-renovation. Looks like entire house was updated inside.

    Hahh, I thought you meant the canyon meadows one so I looked it up and it's 40m above the river. Then realized you mean the Rideau Road one and yeah it's 2m above the river. So the basement is basically in water already. No idea how insurance works for a place like that.
