    Default Notice of Assesment...challenge?

    Hi All,

    Got got my notice of assessment for my new place that I am building, and was pretty shocked.

    Last year they had it assessed at just about $800k in the state it was in. The state hasn't changed much honestly, and almost none at all from the exterior, yet this year's assessment on my acreage went up to 1.5 mil.....which I think is bullshit. I have about $600k of funds into the property, not counting the land (paid $330 for land)...so it's nowhere near 1.5 mil realistically, not until it's done at least. At the moment it's just a glorified shed without heat even.

    Anyone ever challenge an assessment, and have any ideas of what they look for and how it works?

    Which county or MD are you in? the process may be different in different jurisdictions.

    Rocky View. My buddy has an acreage out in Bragg Creek, huge finished house he has been living for a few years....his assessment is like 1.1Mil..but that's a fully built custom home...i don't even have insulation or heat haha

    Had the same issue. They just "guess" at what state it is in when the year turns over. For me, I couldn't argue as they said it was 85% complete on Dec 31, which is was. I didn't take possession until March.

    But it was shocking to see their assessment when they say "value of the house in July, but status based on Dec."

    I am sure you can fight it, but they will get you next year.

    Acreage in Rocky View? Pretty sure the minimum land value on their spreadsheet is $1.5 mil.

    Next year is fine, i will be living there, for now it's a glorified shed. I will call and inquire. Looking at one complete house nearby shows their assessment at 1.36mil. I mean I suspect mine would be about 1.2 ONCE it's done...but 1.5 for what it is right now, no fucking way.

    I’ve challenged twice and never won despite having a large amount of evidence to support my claim.

    So I called the county and spoke with an assessor. Told him I don't even have any services besides electricity. He seemed surprised. He arranged to come out and meet me on site tomorrow to take a look and adjust the assessment, so fingers crossed. As it sits, my house would be the most expensive in the immediate area...more expensive than the place next door that is on sale for 3 million...

    So you can appeal, but have to pay an exorbitant fee just to do so only for it to be rejected for "reasons." Sounds like a great way to collect an extra tax in the form of fees.

    Met with the assessor, super nice guy, he saw the interior or my home and answered all my questions, and said he will get back to me either later today or tomorrow with an updated assessment value, and if we both agree on it, will adjust it, so just waiting to see. So far most Rocky View folks have been very nice....small town feel vs dealing with the city.

    Imagine the City of Calgary coming to review an assessed value, in person, the next day. LOL

    This is the first time in 30 years I’ve heard Rocky View County being called nice or timely regarding land and developments. It’s a trap!

    Perhaps haha, I don't know, I never really had any problems with them. I can always call them and they pass me to a real person, and I have called a few times for safety codes officers with questions on stuff. Maybe I'm just getting lucky. Still haven't heard back from assessor but expect sometime today. Sometimes when there is no answer I leave a message and within an hour someone always calls back, which was surprising.

    Yeah I called them for a few things when we were acreage shopping and they were great. Super easy to get in touch with the right person (someone actually accountable in a certain department), and they were always knowledgeable and helpful.

    last year mine was 760 in rocky view 4 acer, nothing has changed this year its 800, sold the house last year possession is next month for 1.10 mill lol
