    No, that’s a bought down value flex rate that has a sales clause if you break it. It’s to celebrate some mcap promotions and won’t last long. If you want to predict fixed rates it’s based of bond yield

    Yes, it is low.
    No, I doubt we will see rate lower... especially 1.99% (but we can always hope)
    The bond yield is sitting around 1.50% which means rates should be around 2.70% to 2.80% (for high ratio).

    This is a MCAP promo rate and does come with a bona-fide-sale-clause. Do not hesitate to reach out and ask if it makes sense to consider this rate.

    Depending on your lender, some may offer 6-months early renewal However, most lenders will not early renew you but will offer a rate hold up to 4-month prior to renewal.

    Another option is an early renewal in the middle of your mortgage term. This will come with a penalty... with that said, this may make sense if you the savings is great than the penalty. If you wish to discuss or run numbers, please call, email or PM.

    Ya August 2021 is my 5 years, my rate is 2.69, so ya still a ways away, not sure if I have any penalties.

    Scotia had me jacked up to 3.6% I took an early renewal and locked in at one of these low 5 year fixed rates when I realized how hammered I was getting on the variable rate now. I know I'll be sorry when the rates drop again.

    5- Year Bond Yield up since the Band of Canada announcement. Pressure on for rates to rise and this promotion to end soon.
