Every time we had to insure a vacant home it went into a high risk policy with co-operators. Intact will also do it.

TD will. It’s just stupid expensive for near no coverage.
They aren’t super jazzed about it though. Vacant home insurance sucks.

Even with the vacancy permit you still need to periodically check. It’s about whether someone is residing there or not, and know that if there is a claim your company will pull every string to get out of paying out.This quote is hidden because you are ignoring this member. Show Quote
You are obviously still on the hook to maintain the home as well, shovelling mowing etc.
I’m going through the same thing as OP. It sucks balls and there really isn’t a good way around it, I’ve considered having a family member move in in exchange for covering utilities.

Yeah you basically need it. Even if you “sometimes live there” you will still be denied if you say... have a tenant’s policy or own another property that is owner occupied on the policy

those of you that have it or have had it, how much was it per month?
I was just quoted 190 for a 60 day vacancy permit by TD. That was just for the vacancy endorsement, plus my normal policy premium.
And the permit is not pro rated. If you sell your house 2 days into the permit you pay the full amount.

Risk is a lot less. Empty or not, you condo fee will have most of the coverage. All you want is probably liability if your RE Agent/Potential buyer slip on a banana peel inside you home and crack his/her head.This quote is hidden because you are ignoring this member. Show Quote
