    Default When can you submit taxes....

    When can you submit taxes this year?

    Weve heard submit now, and last week of February... everytime we call it's a new answer. And that's when they dont magically drop the call.

    Trying to buy a house but need that notice of assessment asap.

    Anybody know??

    What do you actually need to buy your house?

    Do you just want the assessed value? Because you can look it up online... public information.

    Bank needs my notice of assessment for personal taxes... so we have to file before we receive that. ATB wants the one straight from the government.

    I started a business a couple years back so they're really being a pain on this whole process.

    Shit should have clarified, not property taxes, personal and business taxes thro8gh the cra.

    You CAN file personal income taxes anytime after Jan 1 IF you have all the required info. I usually don't get my various T-forms until March though. If you are self employed, I guess you don't need to wait.

    Wow, they want your 2019 NOA? That’s pretty obtuse, asking you for a document you couldn’t possibly have.

    I’ve had a lender ask for 2017 and 2018 which are easy enough to get. But 2019 that’s kindof fucked.

    Banks go sideways pretty quickly when you don’t conform to their predetermined box of how income should be earned.

    I suspect a mortgage broker could assist you. This sounds like typical bank idiocy.

    Are you sure they're not looking for your NOA from the 2018 tax year which you would have received in the spring of 2019?

    I started the business in '17 and did not make much. So my 17 and 18 amount of money I made were completely different. 2019 I had a great year and its gonna boost up our pre approval by a couple 100k.

    Hence why we would like it asap!

    Were doing our taxes jan 15ish but need that NOA to get to the bank.

    Cra says they open last week of February... but now the wife is reading that if we file quick enough we can get the NOA immediately after filing (last week if feburary) .

    Yes I did. Alot more. And the first year of business I paid the guys before me so it wasnt a good start...

    Do you have an accountant who does your taxes for you?

    They are probably the best people to ask to try and get this done for you ASAP, still likely going to take at least a month to get the NOA back.

    Try working with them by giving them invoices for 2019. Even if you were able to file Jan 1, it's gonna take cra, as a miracle, a couple weeks to process.

    The banks know all this, I wonder if you're dealing with a new mortgage consultant who only knows "2 years average salary for self employed."

    Yea were wondering if our mortgage broker has no idea what shes doing in this scenario, but dominion lending did say about the same thing when we contacted them.

    The only reason were staying with ATB is so we can port our current mortgage since the rate is so low.

    Maybe we should try another broker at atb and see if anything changes...

    Maybe ask a real independent mortgage broker? There's a helpful one here on beyond. They give advice for free, and k ow more than anyone at any bank.

    I'm just de-leveraging on the home side by paying off the mortgage. I will likely re-think my allocation within my ETFs as a result, but I'll worry about that in a while.

    Your home equity is an asset allocation just like any other, and you have to determine what your asset allocation and subsequent risk adjustment is. Right now it seems like a good time to deleverage a bit.
