Isn't Cat6 the useless one and you need to get Cat6a or something?
Updated design due to city bylaw.
Basically, instead of being able to go out 20 feet, and have a 20x20ish addition, we can only go out 15 feet.
So, the new addition will be 15x28, which results in the same square footage.
We shifted the Mudroom/Entrance to the far side of the house, to ensure we still are able to have windows/sliding doors that go out onto the deck.
This actually works out nice, as the mudroom/entrance will have a straight shot back to a wrap around deck, which will be a great spot for the BBQ.
Also, we've been able to vault the addition, so although we are restricted to 8 foot ceilings on the main floor part (unless we were going to spend a ton of money to rework the roof/structure) we will still be able to get a vaulted ceiling in that entire space.
The design will also leave a little more room for a larger island (in terms of width) and reconfigure the master bedroom a bit, and adds a linen closet.
All in all, we are happy with the changes.

My wife and I had to get out of the house for a showing on Monday night and we decided to drive around the area of a house that we are looking at in Brentwood. We come around a corner and lo and behold what do I see, your house tucked away in a little cul-de-sac. That's a nice area. The house we are looking at is on the main road in that part of Brentwood. Hopefully it lasts until our sells.

Well what a time to be going through a once in a life time renovation project.
Our lender for the construction project pulled their commitment to us, as we have paid cash for everything up to date.
So that was a fun little hurdle to overcome, but it's all good moving forward, with better terms, so it has worked out for the better.
Providing some updates of current progress. So far everything has gone according to plan/timeline, which I am super impressed about. Updated site restrictions have been put in place, but at this stage, we completely understand if things get delayed.
As of now...
-framing is complete
-addition has been framed, with the vaulted ceiling, it is going to be a great living space
-plumbing rough in is complete
-HVAC/Electrical rough in is up next

haha as @jwslam pointed out, looking into the future, and having 3 teenagers doing their own laundry, would prefer to have the mess of a laundry room tucked away in the basement, and not visible from the kitchen/living room area.
Plus, it's only a bi-level, so it's not like we have to go down a ton of stairs to get to the laundry room.

Curious if you would have an estimate on what the total cost of just the addition will be once it is finished?

Things are progressing and we are starting to get a sense of what the space is going to feel like.
Windows are in and majority of drywall on the main floor has been installed.
Timeline is still on track as well, which is great.

Haha, yes the stress over the past few months has been high, especially with all the financing issues.
We are also learning that a lot of our selections (specifically tile) are on back order/no longer available, so having to make adjustments on the fly is proving to be challenging at the moment.
I'm not sure how much this will help your situation, but this is the design/layout we are going with.
We actually aren't going to have a Microwave, as our family rarely uses one. Worst case scenario, we will get one, and tuck it away somewhere.
