Surprised no one has mentioned that he bought in truly the best neighbourhood in Calgary....
Also, we had a 3 bedroom up bungalow and deleted one room to make a walk in closet. Worried a little about resale, but it's so worth it now. Another issue we ran into is we have a 2yr old and a newborn. With only one room upstairs, it is posing some challenges. Not sure how old your kids are, but think of that.

It's interesting, the garage was never supposed to be built, but it's been there so long that there is a permanent relaxation on title which allows it to stay there.

So we are hoping that the transition to the basement, if we send them together, isn't going to be too too bad. Time will tell.
We will have a newborn taking up the other bedroom upstairs.

This is such an awesome thread. We are planning to do the same for our next house once our family expands and outgrows our current one, so this is very informative. Btw we live in Cambrian Heights so sort of neighbours. We partly chose this part of town because of all the schools as well.
Will you be able to increase your ceiling heights to 10foot on the main floor with this reno?

I see a gas range in the kitchen mockup. If you've already got the gasfitters in running lines to the kitchen, I'd suggest also having them run gas to the deck for the BBQ (and to the garage for heat if that's something you'd like). If you're already opening up a trench to the garage for the gas line, it's the perfect time to run a couple of Cat6 cables in the same trench. And while you've got the trencher on-site, consider upgrading your garage's electrical feed to 60A/240V w/ subpanel (assuming it's got a standard 15A feed already). If the existing garage feed is in conduit instead of direct buried, you may be able to upgrade without re-trenching - depends on the size of conduit used.

As far as raising the ceiling, the roof pitch is quite shallow, so we would be required to rework the entire roofing structure/spray foam, and based on our budget, just wasn't possible. For the addition, we are discussing possibly vaulting, but running into the same issue. With a shallow roof pitch, the new addition (under a building permit) can't be higher than the existing roof line. We've planned not to vault, but once we have engineers in, might be able to do it.
Yes 100% have kept the budget well below $1m.

Question: does the new layout show you're keeping both fireplaces up&down? Just because it's hard to take out?
It super limits your furniture placement in the basement bedroom though; specifically around when the kid needs a study desk.
