    Looks great. Personally I would of got rid of the slider as well but replace with a door or put a door on the side since it is a walkout. Again, better for resale but probably not a concern for you.

    Walkout to front street isn't that awesome. Just windows is fine by me.

    Based on the pie lot I'm pretty sure its the end of a cul-de-sac... not a "front street"

    Surprised no one has mentioned that he bought in truly the best neighbourhood in Calgary....

    Also, we had a 3 bedroom up bungalow and deleted one room to make a walk in closet. Worried a little about resale, but it's so worth it now. Another issue we ran into is we have a 2yr old and a newborn. With only one room upstairs, it is posing some challenges. Not sure how old your kids are, but think of that.

    Looking at the lot coverage map again, it shows that your garage backs onto a main road? If so, I’m jealous!!! No gravel backlane ftw!

    According to my google maps skills it's a road on both sides; street on one, cul-de-sac on the other.

    Yes you guys are correct! Of course beyond would figure it out quickly. Appreciate you not disclosing the exact location haha
    Road out the back of the house, and cul-de-sac up front.

    It's interesting, the garage was never supposed to be built, but it's been there so long that there is a permanent relaxation on title which allows it to stay there.

    Yea, that is definitely something that is front of mind at the moment. Kids will be almost 3 and 5 when we move in.
    So we are hoping that the transition to the basement, if we send them together, isn't going to be too too bad. Time will tell.

    We will have a newborn taking up the other bedroom upstairs.

    Looks really good. For the sake of laziness you should make a little laundry shoot from the master down to the laundry room since they are right on top of each other.

    This is such an awesome thread. We are planning to do the same for our next house once our family expands and outgrows our current one, so this is very informative. Btw we live in Cambrian Heights so sort of neighbours. We partly chose this part of town because of all the schools as well.

    Will you be able to increase your ceiling heights to 10foot on the main floor with this reno?

    All said and done (lot + reno) are you still under the <$1M worst case?

    I see a gas range in the kitchen mockup. If you've already got the gasfitters in running lines to the kitchen, I'd suggest also having them run gas to the deck for the BBQ (and to the garage for heat if that's something you'd like). If you're already opening up a trench to the garage for the gas line, it's the perfect time to run a couple of Cat6 cables in the same trench. And while you've got the trencher on-site, consider upgrading your garage's electrical feed to 60A/240V w/ subpanel (assuming it's got a standard 15A feed already). If the existing garage feed is in conduit instead of direct buried, you may be able to upgrade without re-trenching - depends on the size of conduit used.

    Yes, this post is basically the definition of scope creep, haha.

    This is a genius idea. One of the few things we didn't think of.

    Correct. I've been told that I can not do anything with it moving forward. That being said, I haven't actually heard that from the city so who knows. Cross that bridge when/if it comes.

    Yea, that's the thing with this area. Literally K-12 schools within walking distance or a short bus ride.

    As far as raising the ceiling, the roof pitch is quite shallow, so we would be required to rework the entire roofing structure/spray foam, and based on our budget, just wasn't possible. For the addition, we are discussing possibly vaulting, but running into the same issue. With a shallow roof pitch, the new addition (under a building permit) can't be higher than the existing roof line. We've planned not to vault, but once we have engineers in, might be able to do it.

    Yes 100% have kept the budget well below $1m.

    This is awesome advice. Haven't even thought of upgrading services to the garage.

    Good job on the paint-shop!

    Question: does the new layout show you're keeping both fireplaces up&down? Just because it's hard to take out?
    It super limits your furniture placement in the basement bedroom though; specifically around when the kid needs a study desk.
