    Default Flat roof Garage?

    I am considering buy a house with a west facing backyard and no garage. Being a Beyonder we need garages! But I also don't want to block out my western sun for those 3 weeks in July.

    Are flat roof garages very common anymore? Assuming i need to engineer for snow load how much more is it going to cost for a flat roof vs traditional?

    ALSO, I love the idea of a green roof anyone done one in Calgary?

    I can't speak to green roofs in a residential setting but i can say on the few commercial buildings i have dealt with the up keep for warranty purposes is ridiculous. It needs constant maintenance. I'd just go roof top patio setup.

    As for flat roofs, you need to be mindful of how the water runs off it with the proximity to your neighbors and such

    Flat roof is more expensive to construct, more likely to leak and you better really trust the contractor doing the roofing work cause they can easily fuck it up. I personally wouldn't do one but it can be done yes.

    'Green' roof with vegetation is a hell no. Holding moisture on a building is never a good idea.

    Truly flat roof is a nightmare. It's garanteed to leak. A low slope roof isn't that crazy.

    How big of a garage? Do a single slope, put the high wall on the west side and you won't cut out much more sun during the summer than a flat roof.

    Yea that's probably the best idea. It'll be 22' wide on a 30' lot.

    There's a bunch of detached garage rooftop patios littered throughout the hilly streets in Foothills Estates, Collingwood, Charleswood (probably all grandfathered). Never liked those lots though, the backyards are unusable and you go down a steep narrow flight of stairs to get to the side entrance of the garage at alley level.

    Except this one - 67 Cromwell Ave NW, they totally did it right... can't imagine how much they spent on earthwork

    I don't know all the specifics but I'd guess its not technically allowed in the Land Use Bylaw. However that wouldn't stop you from applying for a Development Permit and hoping your neighbors don't appeal/complain.
