    Lake chaparral

    We were going to move to lake bonavista where I grew up with our young family but a third kid unexpectedly changed our plans and we went for size instead of location. I happy with it as the wife has tons of mom friends here that are normal people and not stuck up like the moms that she knows in bonavista. We compared auburn bay and Mahogany but those communities are way to big and schools will be too full. I really think it’s a bargain compared to the other lake communities

    Advantages: access to deerfoot, Stoney and Macleod.
    Modern house that’s not too expensive,
    Smaller community with a lake.
    Only one small multi family area
    Lots of green spaces
    Lake
    Lots of gyms in the area
    Good car wash

    Disadvantages: getting busier due to new communities to the south
    Quite a few car prowling
    Can hear the cp train from my house
    Far from my work

    Mahogany

    Pros:
    - it’s a decent community with lots of parks, green spaces, schools are close and they are building more ( not enough just yet )
    - all the shopping you could need is close
    - Y is just down the road and there are gyms all around
    - there are a handful of bars, pubs and restaurants within walking / drinking distance which have a decent group of people in them
    - house prices are pretty fair ( maybe a little higher )

    Cons:
    - it’s not an acreage, zero lot lines
    - traffic is a nightmare if you work normal hours
    - momafia has taken over and will yell at you and post your photo on social media
    - coyotes are right behind my house in the green space so have to watch when pups go outside for bathroom breaks


    I really can’t complain though, been here 5 years now in 3 different houses.

    Probably going to sell here in the next 2 months though because we have this house and never use it ( being in the USA full time )

    North Dakota

    Pros:
    - I rent so I can move whenever I want
    - it’s a 10 minute drive to work because there only 15,000 people in this town
    - we have a super Walmart in this town

    Cons:
    - all we have is a super Walmart in this town
    - I have to rent a condo

    Once Calgary sells we will look down in Dallas ( Denton, Ft Worth, alll those fun places ) to rent a house. Need that year of wages for a mortgage.

    Is dallas central to your work, or just one of many good locations that you prefer for personal reasons? I have spent less than 24h in dallas, so I can't say I noticed many differences from Houston or anywhere. Did have a delightful sandwich in Weinburgers Deli, which I guess is technically Grapevine?

    Most of my work is in ND so I’ll be traveling back n forth. I honestly don’t care to much where we live but the husband wants to be somewhere warm, in a nice city with plenty of jobs. ( he just got his authorization to work so he can now look and apply )
    Ideally we would have stayed in ND but the job market for him ( operations management/ GM ) is very small and clicky.

    None of my business but if you use RBC Bank (US subsidiary) they will use your Canadian credit. They were the most competitive rates for us, even with established US credit.

    lol, exactly. Actually, I am usually upwind but when there is no wind I can smell it. I really wish I had driven to the end of my street to see what was there before buying. Nobody else seems to notice it so unlike Marshall and Lily I don't think I got a price cut. Actually, I never smelled anything there until a few years ago, so well over 5 years in that place. Maybe they changed operations a bit. It does suck looking over the river valley and seeing the flare stack burning.

    I actually avoided Copperfield and New Brighton due to the dowigadum (GArbage DUMp). I worked over there, east of the dump and could still smell it outside.

    TD does the same with its US subsidiary. My cross-border banking works wonders.

    Upper North Haven

    We've been in the same place for the last 12 years, I have zero urge to move.

    Pros:

    - Big lots
    - Lots of parks (great tobogganing hill in our dog park which is awesome with kids)
    - Nosehill Park is across the street
    - Lots of schools
    - No renters
    - No thru traffic in our community
    - Access to Deerfoot & Airport
    - Huntington Superstore is around the corner
    - Good Vietnamese restaurants nearby

    Con's
    - No pubs or restaurants within walking distance
    - Usually driving a decent distance to go eat.

    That’s the kicker when we start pulling wages from the company, until we are permanent residents down here we still have to “top up” of taxes with paying CND taxes.

    Do you have kids? I know you mentioned lots of schools but these communities are fairly large and the area just seems to keep on growing. Wonder what the future will look like.

    I love the inner city. I miss my Crescent Heights house and would move back into one if my life leads that way but otherwise I am content in my little condo in Eau Claire. I would be very annoyed if they build the Green Line right out front of the building tho. I hope the ppl in my building keep fighting the good fight.

    No Green Line in Strathmore is a huge selling feature.
