    Default Brother bought an acreage and need some advice

    My bro bought an acreage foreclosure and its almost too good to be true. Its got a 3 year old 2500sq/ft bungalow and sitting on 6 acres, the crazy part is its been subdivided so he has 2-2 acre lots that he could potentially sell which would make the house with just 2 acres an insane deal. His realtor has checked it out and it looks like its on the up and up but is there such thing as an acreage inspection specialist? He's looking into this as well but you guys have been a wealth of knowledge. Thanks in advance for any input

    Is this in RockyView? I'm not a Real-estate professional myself, but I have had tens of thousands of dollars taken/wasted by the county in various different ways. Zoning screwups, circle-jerk development reports, lazy property tax inspections.

    Good luck in finding an inspector/specialist. I could have used one.

    Don't know an inspector but water source seems to be a recurring theme. Also want to check ROW and any potential infrastructure developments nearby if the property is adjacent to a TWP/RR.

    I'm interested if this was the foreclosure that was up in Springbank a month or so ago as well. I had my eye on it for a couple weeks.

    why is your family member using a realtor who cant assist with his transaction. This isnt going to end well for him.

    Not sure where that is so i googled and it could be anywhere as far as past cochrane to beiseker so if thats the case then yes. Its not the one in springbank though, its out by balzak and im sure someone will find it no problem now lol

    See e31's post. Im sure his realtor knows what to look out for but i know a bunch of beyonders own land so if they can share any info im all ears.

    Apart from zoning/development/liens...you’re big costs are going to be water and septic. Have the well inspected for quality and flow rate, as well as the filters, softeners and system inside the house. Next have the septic system looked over well. Our inspector missed the fact it hasn’t been flushed in 4-5 years. No issues and it’s working well but you want to know it’s been flushed and serviced. How about driveway? That’s a big spend to resurface. Cell coverage and accessibility to WiFi another PIA depending where it is.

    Have CCI wireless do a study on the location for cellphone based internet service. They don't charge for it, and it'll tell you a lot.
