Honestdoor price for the neighbor is even worse. Sold for $1.04M in 2016, now worth $722K.
Those Honest Door prices are all over the map on our street. Also appears we received a favorable property tax assessment, score!

House prices definitly been rough for some people. There was this new build townhouse in Tuxedo that I was looking at back in 2012 because of the roof-top patio. It was $570K + fees back then. There's now one listed for sale at $399K (and still on the market). Ouch.

Very similar ft2, similar layouts, with ours having significantly nicer finishes. Their assessment is significantly higher then ours (who knows why) but I'm not complaining.
I assume the honest door "price" is some sort of formula based on community sales vs assessment value. So very little thought put into it.
I would not put too much value on the honestdoor prices. The algos they use to determine it seems inaccurate for a lot of cases. Example, I looked at the house I purchased before it changed the last sold price to what I paid, and now the honestdoor price also changed to something similar to what I paid. So in the end, a large part of it likely is based on comparables which dictate sell price. If the house's last sold price was 5 years back or something, chances are the honestdoor price is going to be more similar to the city assessment instead.This quote is hidden because you are ignoring this member. Yeah I find Honest Door algos are way off as are Zillows... I like the bode approach because they give you market context paired with sold data and then you determine it yourself. Too many nuances in real estate for a home value estimator to actually work until they understand the nuances of a home which will take meta data tracking.
The only way to truly know what it's worth is to list it and see what offers you get. The market will tell you the value.
Recent sold data on comps would be the closest thing a layman has on guessing the value. I wouldn't trust Zillow type sites, I've never really seen those be bang on.

Like CompletelyNumb said, a home is worth whatever a buyer is willing to pay for it. Estimators fail to account for things like busy streets, backyard exposure, and other property nuances… Most simply derive some value from city tax assessments - which are often wildly inaccurate. The classic example is the Zillow CEO... sold his San Fran home for $1M… The “Zestimate” was $1.75.

That matching score seems to work well... I have a row townhome that Properly thinks is worth 1/3rd of its actual value. Nothing worse than filling out a 30 page questionaire to get cold calls from realtors trying to sell your home that is not even close to what its actual market value is.
