    Anyone else just get a shitty property tax assessment in the mail? My property went down 5% and my taxes went up 7%. Those property assessments are so politically charged, not objective market data- using market and sold data on Bōde tells me that my property is the same as it was in 2019. I will be challenging their assessment.

    You want your assessment to go down 5% because it lowers your property taxes. If you appeal and get your property value raised then your taxes will go even higher than the 7% increase.

    Assessment doesn't mean shit even if you go to sell. So you want it as low as possible.

    Yeah the way the math works though is an appreciation of $10,000 is about $80 more per year of tax. Because the real estate system has been so archaic, property tax appraisals have been in the mix on my last two transactions... which is why I love this sold data, takes all the political BS out of the equation.

    See assessed value as well as recent sales history x 3 calendar years. Sales history is usually updated just a few weeks after a sale happens.

    The City's property assessments are based on their opinion of what your home was worth in June of the previous year. In addition, they may not adjust for value the same way as a home appraiser or the Bode website. I've gone through this with the city too and it's annoying. In the end, all they end up doing is adjusting the MIL rates in the city so that they get the $ they need.

    Exactly. In 2015, every $10,000 of assessed value resulted in a $57 tax bill... This year that number is $75. Only one year in recent memory did the total MIL rate actually go down... that was in 2014.

    I might be in the minority but I wont ever use an agent again. Sold 3 homes in the past 15 years and 2 were without agents. The third time my home was on the market less than two days. Paid my agent $15k... Pretty sweet commission when you look at it on a per-hour basis!... Wish I made $5,000 an hour.
    Go take the 6 week (or whatever) real estate license course and start selling houses. Turn your dreams into reality.

    Anyone have good recommendations on places to live outside of Calgary? Currently in the beltline, but want more space and a bigger home. Price per square foot is $287 in Cochrane vs. $487 in the belt line. Pretty wild.

    That's too broad of a question. All of these towns have garbage low-quality suburbs that will be full of trashy people. Price for the better developments is pretty close between Cochrane, Airdrie, Okotoks and the far-flung Calgary suburbs.

    I signed up to see what my Neighbor paid but it's not even listed on there Looks like a cool service but it seems to be missing some properties.

    There's another pair of infills I tried to check that sold a while back that aren't on the list either.

    Did all those places sell on realtor.ca? These guys are a brokerage so they should get all MLS-sales... Nothing that sells privately. Saves me texting my realtor-buddy everytime I want to know what something sold for.

    Was looking at homes near me (in the NW) and came across this one that sold in February for almost 25% below list price!
    There's some crazy stuff in there - I could spend all day looking at this.
    wish you could see some pictures of the homes instead of having to look up the addresses in google maps

    I don't actually know how or where the sold, only that they for sure sold. They had realtor signs out front when they were for sale (Like REMAX), so I assume they were done on MLS as they were represented by an agent, but I guess I can't be 100% sure.
