Was nerding out on this all morning- knowing what is going on at the community level and then hone in on sold data going back 10 years is super useful. Looks like my place is off about 5%, which can be made up if you are upgrading on the buy side but sucks if you are planning to sell and leave AB.

I have been thinking of selling and been poking around... Pretty intuitive site. I will have zero equity based on the current market... definitely wont be able to afford fat fees.
I might be in the minority but I wont ever use an agent again. Sold 3 homes in the past 15 years and 2 were without agents. The third time my home was on the market less than two days. Paid my agent $15k... Pretty sweet commission when you look at it on a per-hour basis!... Wish I made $5,000 an hour.
