Maybe don't even buy again. Renting has never looked so appealing. American article, but valid analysis and you could check calculation for Cowtown too:https://stockhouse.com/news/press-re...in-much-of-the

Mom's basement is the best place to live in. Especially if she is asexual. Nothing more awkward than seeing your 20 year old pimply faced co-worker eating your cereal in the kitchen. I suppose the worse thing about her being asexual is that you might discover that you were adopted and have been living a lie your entire life.

Very few people have the luxury of timing the purchase of thier primary residence, and for most of us, that's the only real estate we will ever own. Don't overthink it.

The article mentions "building equity" (implied to be through making mortgage payments), but unless I missed it, the analysis omits a key factor in the rent vs. buy calculation - price appreciation (or lack thereof). This quote is hidden because you are ignoring this member. Show Quote
This calculator is pretty handy - nytimes.com/interactive/2014/upshot/buy-rent-calculator.html?hp&_r=2. With the advantage of hindsight, the numbers are pretty jarring for Calgary. Over the last 10 years, S&P has returned an average of 15% annually, while the Calgary market has returned, about 0%... Factor in home ownership costs and the fact that rents have declined probably 20% (or 2% / year) and the numbers skew even further away from the buy side.
Anyways, it seems the OP feel into a fortunate situation... GL!
Yes to all of that. and best wishes @03ozwhipThis quote is hidden because you are ignoring this member. Show Quote
