    Default Radon mitigation - who did you use? cost?

    Set up a detector 2 days ago, short terms showing 400. So I'm guessing we'll have to mitigate, see how the long run numbers look.

    Who did you use for mitigation? what did you pay?

    I was expecting to pay $2000-2500, but our house does have a rough in already (built in 2017), would that make it cheaper?

    I got quotes from both Radon West and Great West Radon (both are extremely well reviewed), both were low-mid $2000 range.

    Builder rough-in does nothing to lower the cost (I was surprised by this as well) and apparently most of the time the builder puts the rough-in in the wrong place anyway and it has to be re-done.

    My radon levels have settled in the 175 bq/m3 range so I'm debating whether or not it's necessary. Radon is worse in the winter so we'll see what happens this year.

    Didn't several beyonders end up doing it themselves and had good results? It's not complex afaik.

    Just installing the fan is easy, but sealing every single crack in your basement and doing a proper scientific pressure test and then confirming radon levels have dropped to almost zero (most companies guarantee this) with specialized equipment is what you're paying for. Depends how much you need I guess.

    If you have a rough in it's worth to try it yourself. I'd say a radon fan and sealing major points of entry will resolve most issues.

    $200 radon fan
    $50-100 for PVC piping and fittings
    Drill a hole for the exhaust out the house
    Seal any open sump pits

    We vented a dry sump pit with a rp140 fan using the existing piping, sealed a waste water sump and it's brought our levels from the 100-400 range to an acceptable 50-70

    Totally worth trying it yourself. Maybe budget for one of those radon detectors too, but still you'll be less than half the price of professional.

    I'm not very much of a DIY guy...so pretty hesitant to try and tackle it on my own. Might watch a few youtube videos and see what I'd be in for.

    Basement readings are still 400-450, albeit only few days into the reading. Probably shoulda checked levels sooner..oops

    For what it's worth, my long-term average for the last year is about 28, but I still can spend 2-3 days up in the 700-900 range sometimes. If you go 1 month with readings of 400 I'd start to worry, but let's say you had 1 week a year at 400 and you just happened to test during that one week it could look significantly worse than it really is.

    3 days in and the basement average so far is 550...might just get it mitigated sooner for peace of mind...granted we've been in this home for 3 years now


    So far got one quote, lower than I expected (~$1800). Didn't realize I have the rough in for the exhaust to the outside as well...pondering the DIY...

    This is literally a one or two hour job since you have the exhaust duct there and it's so close to the floor rough in. The hole was the hardest part when I helped a friend do it and he ordered his fan and indicator kit from alibaba and tubing and glue from here. It's really not that hard, just measure carefully and hack off. Put it all together dry without glue first then when you are happy with it take apart and glue together. He was getting 500-600 and now it's low double digits. Only trick is the last parts when gluing together, you may need to do the last few together. Watch youtube, there are a ton of videos on this.
