    The worst that can happen is they reject the offer. Maybe the don't want to deal with you anymore, if they're that insulted. That's why your realtor is getting paid big bucks.

    When we bought our last house, our realtor advised against making my first offer, I didn't listen. It wasn't accepted but we settled on a number that was closer to our offer versus where they advised us to start.

    At the end of the day, I'd rather keep more money instead of giving it away to others.

    Ultimate lowball is a BLM activist coming to your house and demanding it for free. Which many see as legitimate, you can always ask, and you can always reject.

    Thing is, price perception is completely different depending on where you come from. Trying to buy a set of anti-vibration foam pads to put underneath a fridge? $10 retail in Canada, and 17 cents in China. Combustion car to a Tesla investor? Melt value.

    People used to pay a months wages for a beaver fur hat. Its what made Canada great. Nowadays its two months wages for purse made of lizard skin.

    A properly priced house in Calgary or Edmonton will sell within 3% of asking and very rarely wander into the 4% discount.     Also, why did you say "after 60 days" as if that's a long time to have a house for sale? That is not a long time. I think the average is currently over 60 days and I've seen it stretch to 90 days. Properly priced house don't sell in 48 hours.

    Car listed for $4800. Had two messages late at night for $3000 (with no other words to make me think they cared or were serious) , but had already verbally accepted an offer for $4500.

    Yes I've watched some small towns go crazy this year on pricing due to covid and everyone wanting an escape. Some places have had land sitting for 5 years that hasn't sold and has finally sold this year. Can't speak to sylvan or if your over priced but assuming your priced right then that's a crazy low ball with what I've seen happen in worst towns/areas.

    on the topic of low balls I put up a top of the line hot tub for sale that was 8 months old. I picked it up at a crazy good deal and decided to flip it as hot tubs are a big ticket item right now. I had so many low balls. 25% of what I had it listed for.

    Decided to toy with some of the idiots and accept the offer and then sent them to a different house or accepted the low ball offer and went back and forth with questions to only stop responding.

    Its funny that the low ballers get a bit pissed when you question if they even have the money. One guy negotiated forever and when we agreed on a price his wife wouldn't let him buy it. Who the hell has time for that.

    I sold the hot tub in a week for close to my asking to a guy that was reasonable. He will be able to flip it next year and recoup what he paid or make some $$ if he's patient. Win win for us both.
