I remember one of those lots selling during covid for $1.5 if memory serves, couldn’t believe the price but no one was buying at the very start. Then again, you could still get into south springbank for sub $1m (good luck under $1.5 now), how things have changed in 4 years.

~$4mm goes a long way anywhere in the city... As you eluded to, you'd get a heck of a place in Springbank for that money. Or a great place in Elbow Valley, if you don't want the full-on acreage lifestyle. If you want to be in the south, you can take your pick anywhere from Priddis to DeWinton, or again, if you'd rather be 'less rural', you could literally buy almost any house south of Glenmore... Or almost anywhere in the inner city... Or... Or... Or... Like, fuck.

When it last sold it 2020, the transaction price was >30% under the city assessment. If I had to choose, I think it's far more likely that it sells at a similar discount to the assessed value ($2.85 in 2024) vs. selling for 50% over the assessed value...
