A monster house will be built there, make no mistake.

Rosedale would absolutely lose its shit if multi-unit (hell even a duplex) went in there.

That's a weird one on the "not really what you mean when you say crescent road" part of crescent road.

This one needs some work or maybe it's a knockdown. $800k for a 50x100 lot in Rosedale on Crescent RD on the same street as $10M mansions. Wonder if someone buys this and does an H-GO rental since it's right across the street from SAIT.

The owner lived in this home for 50 years and is ready to pass her much loved home to you.
The owner lived there for 50 years [then moved out and was a slumlord for the next 20 years].

Seriously though, that seems pretty aggressively priced. Bulldoze it and put up a 4plex of 2 bedroom dorms.

Any of you guys scroll looking for garage sizing first (parking type)? Disappointed with this one, says 2 detached and 3 detached so as a Beyonder I thought it’s a 5 car garage. Then you look at the photos. (2) double Oversize at best imho.

That's a modern triple, which means you can squeeze three smart-cars into it.

Crescent Rd coordinates notwithstanding, that corner lot location is so-so, nowhere close to the bluff and just across from one of only three entry/exit ways into the community. Price seems reasonable though, let's see what happens. There's another project also on Cresc Rd just across the street that seems midway done.

Unfortunately, a duplex has already been approved on 9st. Hopefully it gets built in a "contextually sensitive" way.

    Haha so true it’s sad

I’ve seen Acadia/fairview/Mayland Oversize “double” that’s way bigger. Actually, maybe I’m missing some secret feature on mls where it lists garage sqft. I guess I like those selling realtors who get the garage dimension drawings.

Cool architecture. GFL with getting $10MM though…

No one will ever want your dream home as much as you do

My guess it sells ( or at least gets offered ) for less than it cost to build let alone the lot value.

    50x100 is kinda small, i'd think you'd need at least a 50x120

Should have put a couple Ewoks at the front door to close the deal.

Given that Vandelay Industries was not involved in the design of this home speaks volumes of why it didn't win Gold.

Based on that link, looks like 2 skinny detached homes rather than a duplex? Also, done before the blanket rezoning passed... Will suck if this precedent along with blanket rezoning paves the way for this kind of thing in all the existing R-1 communities.

That 0.25% really was a game-changer. Two long-listed properties in our hood finally sold. It was a sign from Jeebus
