    I wonder what the conversion rate is on Calgary realtor > onlyfans "model"

    Follow the career path below:

    1. leased Mercedes/Lexus
    2. Hair extensions down to bum
    3. eyelash extensions that you can see from space
    4. 2+ kids with 2+ dads
    5. active Instagram feed with staged "comedy"/personal touch moments.
    6. coke zero addiction/vegan
    7. spam your clients with wholesome Christmas cards/family photo calendars forever
    8. actual knowledge of condo act/real estate next to zero

    As long as you have done your research on what the current market value is for the home you want to purchase, no need for a realtor.

    Just make sure you review the title and RPR with your lawyer before signing anything.
    Also suggest doing a home inspection.

    I think CREB has their own interests at heart, and I think this city council is fully inept, so I don't know who to support.

    I kinda agree with them. Looking at my own hood the city started building a local area plan to redesignate all the zoning but it was done with the community and in a way that made sense. Certain lots such as those by bus stops or schools are zoned higher while others are lower. Corner lots are middle of the pack, etc. They spent a fair bit of time going through and released a map that shows each individual lot and the new zoning and it makes sense.

    Then the city basically said screw it and is doing blanket zoning. I think it’s rushed knee jerk reaction which our council has repeatedly shown to blunder. Most of the city doesn’t need new zoning in the immediate short term anyways as no one’s going to rip down a new build in Tuscany to rebuild right now anyways.

    The trend of all housing crisis talk is that zoning is evil. But a blanket change isn't the right solution either.

    I think we should start with zoning change just on major roads where there are public transit on it.

    I am not sure why CREB is oppose to it. We are surrounded by Rockyview, eventually we'll run out of room for new builds anyway.

    Restrictive covenants are going to be the new zoning, only way R1 SFH neighborhoods are going to survive.

    A house down the street from me just sold for $717,500. It has to be money laundering. I refuse to believe that there's any way an original house in my area can sell for that much. Infill, sure, but an 1100sq.ft bungelow? Fuck off.

    Probably pure land value depending on where you are.

    Split into two 350k parcels, spend 400k on builder grade duplex, sell for 8-900.

    Do that x20 projects and you have a decent business on your hands.
